How we manage, stated plainly enough to hold us to

These are the principles behind the day-to-day decisions. They are written down because a standard you cannot check is not a standard.

We tell you the number, and the reasoning behind it

Every rent recommendation comes with the comparable leases we used and the adjustments we made. If we think a proposed renovation will not return what it costs, we say so — even when the renovation would raise the rent and therefore our fee.

The same standard for every applicant, every time

Screening criteria are written before a unit lists, published to every applicant, and applied in the same order. Every decision is recorded with its reason. Consistency protects owners from fair housing exposure and protects applicants from arbitrary outcomes. Both matter.

Maintenance is planned, not discovered

We inspect on a schedule and track building systems by age and condition, so capital expenditure can be budgeted instead of funded on an emergency timeline. Small problems found early are the cheapest thing in this business.

Deadlines live on a calendar, not in someone’s memory

Registration, reporting, retrofit obligations, lease expiries, deposit timelines and notice periods are tracked systematically. Most owner exposure we have seen came from something being missed, not from something being decided badly.

Residents are treated as residents

We are engaged by owners and we are straightforward about that. But a well-run building depends on residents who report problems early, and residents report early when they trust something will happen. Notice requirements are honored. Requests are tracked. Deposits are administered on California timelines.

We say when something needs a lawyer

We provide administrative compliance support and coordination. We are not a law firm and we do not give legal, tax, insurance or financial advice. When a matter needs professional judgment we do not have, we say so and work with the professional you choose.

One person who knows your building

You work with a manager who has walked the property, not a queue. Continuity is the point — knowledge about a building accumulates, and it is lost every time the contact changes.

We decline properties that are not a fit

Occasionally the honest answer is that we are not the right firm for a property, or that a property does not need professional management at all. Saying so at the consultation is better for everyone than discovering it in year two.

What we will not do

Some things stated in the negative

  • We do not publish guaranteed response times we cannot hold to on every property.
  • We do not advertise savings, occupancy rates or performance figures we cannot substantiate.
  • We do not manage commercial property, or short-term and vacation rentals.
  • We do not give legal, tax, insurance or financial advice.
  • We do not apply screening criteria that fall outside what the law allows, whatever an owner asks.
  • We do not enter an occupied unit without the notice California requires.
