We are engaged by property owners, and we are straightforward about that. What it does not mean is that residents come second.

A well-run building depends on residents who report problems early, and residents report problems early when they trust that something will happen. Requests get logged and tracked. Notice requirements get honored. Deposits get administered on the timelines the law sets.

Resident FAQs

How do I pay rent?

Through the resident portal, by bank transfer or card, with autopay available. If you are having difficulty with a payment, contact us before the due date rather than after — it is a much easier conversation early.

How do I report a maintenance problem?

Submit it through the resident portal so it is logged and tracked. For a genuine emergency — flooding, no heat, a gas odor, loss of building security — call us instead. If there is fire, a gas leak or immediate danger, call 911 first.

What are the screening criteria?

Written criteria are published for each property and given to every applicant. They cover income relative to rent, credit, and rental history. The same criteria are applied to every applicant for that property, in the same way.

Do you accept housing vouchers?

Yes. California law prohibits refusing an applicant because their income comes from a housing voucher or other lawful source, and we screen voucher holders against the same criteria as everyone else, with income calculated on the portion you are responsible for.

How much notice do you give before entering my unit?

California generally requires 24 hours written notice for permitted purposes at reasonable times, and we provide it every time. The notice states the purpose and an approximate time.

When will I get my security deposit back?

California sets the timeline for returning a deposit and providing an itemized statement of any deductions after you move out. You may also request an initial inspection before you move out, which gives you the opportunity to address items yourself first — we recommend taking it.

Can I request a reasonable accommodation?

Yes. If you have a disability and need a reasonable accommodation or modification, contact us and we will work through it with you. Assistance animals are not pets under fair housing law and are not subject to pet policies or pet fees.
