Leasing and Tenant Placement

A vacancy costs you every day it sits, but the wrong resident costs you for years. Leasing is where those two pressures meet, and where getting it right pays for itself.

What this covers

In detail

Pre-market preparation

We walk the unit before it lists and tell you what genuinely affects the rent — and what does not. Not every turnover needs new floors.

Listing and syndication

Photography, a written listing that describes the unit honestly, and distribution to the major rental platforms plus our own site.

Inquiry handling and showings

Inquiries answered quickly — the single biggest driver of showing volume — and showings scheduled to suit how people actually look for housing on the Peninsula.

Application review and screening

Written criteria applied identically to every applicant, with credit, income, rental history and eligibility verified under state and local law.

Lease preparation and execution

The correct lease and disclosures for the property and jurisdiction, executed electronically, with keys and move-in documentation coordinated.

Move-in documentation

A dated, photographed condition report at move-in. It is the document that decides deposit disputes years later.

Questions

Common questions about leasing & tenant placement

How long does it take to lease a unit?

It depends on the unit, the price and the season — a well-priced Peninsula one-bedroom in spring moves very differently from a top-floor walk-up in December. We give you a realistic range for your specific property during the rental analysis rather than a number that flatters us.

Do you offer leasing without full management?

Yes. Tenant-placement-only engagements are available for owners who self-manage but want the leasing handled professionally. Contact us to discuss scope and fee.

Who holds the showings?

We do. Prospective residents are accompanied at every showing.

Free Rental Analysis

Find out what your property should rent for

A rental analysis gives you a supported rent range for your specific property, the comparable leases behind it, and a straight assessment of what would move that number. No obligation, and no pressure to sign anything.

Schedule a Consultation

Let’s talk about your property

A short conversation is usually enough to tell whether we’re the right fit. We’ll ask about the property, what’s working and what isn’t, and tell you honestly what we would do differently.
