The same written criteria are applied to every applicant for a property, in the same order. Here is what that involves.
How we screen
Written screening criteria are set before a property is listed and given to every applicant. Every application is measured against the same standard, in the same order, and every decision is recorded with its reason.
That consistency protects applicants as much as owners. A published standard is one you can read before you apply and hold us to afterwards.
What is verified
- Income relative to the rent, documented appropriately for your situation
- Credit, through a consumer reporting agency with your authorization
- Rental history, with prior landlords contacted directly
- Identity, via government-issued photo identification
Your rights in California
- Source of income is protected. Housing vouchers and other lawful income sources cannot be a basis for refusal.
- Screening fees are capped by state law and adjusted annually. You are owed a receipt.
- Adverse action notice is required where a denial is based on a consumer report.
- Reasonable accommodation may be requested at any point in the process if you have a disability.
- Assistance animals are not pets and are not subject to pet policies or pet fees.

Application FAQs
What documents do I need?
Government-issued photo identification, income documentation appropriate to your situation (recent pay statements, an offer letter, tax returns or business records if self-employed, or benefit award letters), and contact details for your current and prior landlords.
How much is the application fee?
California caps the screening fee a landlord may charge, and the cap is adjusted annually. The current amount is stated on the application for the specific property. You are entitled to a receipt, and on request a copy of the report obtained.
How long does a decision take?
Usually a few business days once a complete application and all documentation are received. Incomplete applications are the most common cause of delay, so it is worth submitting everything at once.
What if my credit is imperfect?
Apply anyway and tell us the context. Criteria are applied consistently, but circumstances vary and a single past event is not always determinative. What is not helpful is discovering something on a report that the applicant did not mention.
Can I apply with a co-applicant or a guarantor?
Co-applicants are screened individually against the same criteria. Whether a guarantor is accepted depends on the property and is stated in the criteria for that listing.
What happens if my application is denied?
You are notified, and where the decision was based on information in a consumer report you receive an adverse action notice identifying the reporting agency, as federal law requires. You may obtain a free copy of your report from that agency and dispute anything inaccurate.
Do you consider criminal history?
Only within the limits California law and any applicable local ordinance allow, including individualized assessment requirements where they apply. Blanket exclusions are not used.
