In detail

Online resident payments

Residents pay through the portal by bank transfer or card, with autopay available. The easier the payment, the fewer the late ones.

Consistent late-rent process

A documented sequence of reminders and notices, applied on the same schedule for everyone, with required legal notices served correctly and on time.

Monthly owner statements

Income, expenses and management fees itemized, with vendor invoices attached, delivered through the owner portal on a fixed monthly schedule.

Owner disbursements

Direct deposit to your account on a set date each month, so you can plan around it.

Year-end reporting

Annual income and expense summaries and 1099 reporting prepared for your accountant. We are not tax advisors, and the statements are built so your advisor does not have to rebuild them.

Trust accounting

Client funds held and reconciled in accordance with California Department of Real Estate trust account requirements.

Common questions about rent collection & accounting

When do I get paid?

On a set date each month by direct deposit, once rent has cleared. The exact date is fixed in your management agreement so you can budget against it.

What happens if a resident does not pay?

We follow a documented sequence: reminder, formal notice, and — if it reaches that point — coordination with your attorney on the legal process. We keep you informed at each stage. We do not provide legal advice or representation.

Can my accountant access the reports directly?

Yes. Statements are downloadable from the owner portal, and we can provide year-end summaries in a format your accountant specifies.
