Submit a maintenance request

Report it through the portal so it is logged and tracked. Emergencies go by phone.

Emergencies — call, don’t submit

If there is a fire, a gas leak, or immediate danger to anyone, call 911 first.

For an urgent building emergency — active flooding, no heat, a gas odor, sewage backup, loss of building security, or no water — call (650) 648-4870 rather than using the portal, at any hour.

Non-urgent requests

Submit through the resident portal. Requests submitted there are logged, assigned and tracked to completion — which means nothing gets lost in a text message thread.

Help us fix it faster

  • Photographs. One or two images tell a vendor more than a paragraph.
  • Location and specifics. Which room, which fixture, when it started.
  • What you have already tried. Saves a wasted visit.
  • Access details. Pets, gate codes, times that suit you.
  • A phone number the vendor can reach you on to schedule.

What happens next

After you submit

STEP 01Logged and triaged

Your request is recorded and assessed for urgency on receipt. Anything affecting habitability or safety moves to the front.

STEP 02Scheduled with a vendor

A licensed, insured vendor is assigned and contacts you to arrange access. Where owner approval is required for the cost, we obtain it first.

STEP 03Completed and closed out

The work is completed and the request is closed in the portal, where you can see its history. If something was not resolved, reopen it and tell us.

Entry into your unit requires written notice — generally 24 hours in California — except where you have requested immediate access or a genuine emergency requires it. You will always know when someone is coming.
