Owner services
Rental Compliance Support
San Francisco and California rental regulation is dense, jurisdiction-specific and changes most years. Most owner exposure we see comes from a missed deadline or a defective notice, not from bad intent.
What this covers
In detail
Jurisdiction mapping
We identify which rules reach your property — city rent and eviction ordinances, statewide rent cap and just cause provisions, and the exemptions that may apply. That answer differs across a city line.
Notice and disclosure administration
Required lease disclosures and notices prepared, served and documented on the timelines the law sets.
Registration and filing calendars
Where a jurisdiction requires rental registration, unit reporting or annual filings, those deadlines are tracked so they are not missed.
Rent increase administration
Increases calculated against the limits that apply to the property and noticed correctly. Getting this wrong can invalidate the increase entirely.
Habitability and safety standards
Maintenance prioritized against habitability obligations, plus tracking of building safety requirements such as smoke and carbon monoxide alarms and, where applicable, balcony and elevated element inspection rules.
Coordination with your attorney
When a matter needs legal judgment, we say so and work with counsel you choose. We provide administrative support and coordination, not legal advice.
This information is general and for educational purposes only. It is not legal, tax, insurance, or financial advice. Rental regulations change frequently and vary by property. Consult a qualified attorney about your specific situation. Content last reviewed September 2026.
Questions
Common questions about rental compliance support
Do you provide legal advice?
No. We are a licensed property management firm, not a law firm. We handle administrative compliance work — notices, deadlines, documentation, record-keeping — and we coordinate with your attorney when a matter requires legal judgment.
Is my building covered by San Francisco rent control?
It depends on the property’s location, construction date and type, and on how state and local rules interact. Coverage questions have a real answer for your specific building, and we will identify it during onboarding rather than guess.
What about properties on the Peninsula?
San Mateo County cities generally do not have their own local rent control ordinances, so statewide rules under the Tenant Protection Act typically govern instead — but exemptions and local requirements still vary by city. We confirm what applies before your first rent increase or notice.
Free Rental Analysis
Find out what your property should rent for
A rental analysis gives you a supported rent range for your specific property, the comparable leases behind it, and a straight assessment of what would move that number. No obligation, and no pressure to sign anything.

Let’s talk about your property
A short conversation is usually enough to tell whether we’re the right fit. We’ll ask about the property, what’s working and what isn’t, and tell you honestly what we would do differently.
