We build a fee structure for the specific property rather than applying a fixed schedule. You get the complete structure in writing before you sign anything.
What a management plan covers
Every plan sets out the same components. What varies is the property: unit count, condition, regulatory position, and how much of the programme you want.
The table lists every component we quote on. Nothing appears on your statement that was not in the agreement you signed.
What we need to quote
- Property address and type
- Number of units and current occupancy
- Current rents and lease terms, if any
- Whether it is self-managed or professionally managed today
- Any known deferred maintenance or open issues

About pricing
Why are fees not published on this page?
Because a fixed schedule would misprice most properties. A twelve-unit rent-controlled building in San Francisco and a single-family rental in San Carlos require different work, and quoting one number for both means one of them is wrong. We build a plan for your property and give you the complete structure in writing.
When will I see the actual numbers?
During the consultation, in writing, before you sign anything. There are no fees that appear later.
Is the monthly fee charged on collected or scheduled rent?
On collected rent. That matters during a vacancy or a non-payment, and it aligns our incentive with yours.
Do you mark up maintenance invoices?
Our maintenance coordination policy is stated explicitly in the management agreement rather than buried in it. Ask during the consultation and you will get a direct answer before you commit to anything.
What should I ask any manager about fees?
Whether the monthly fee is on collected or scheduled rent; whether there is a minimum; the leasing and renewal fees; whether maintenance invoices carry a markup or an affiliated vendor relationship; what is included versus billed separately; and the cancellation terms. Get all of it in writing.
