Our office is in Millbrae, roughly the midpoint of the corridor we work in. Every city below has its own housing stock, its own regulatory position and its own owner concerns.
Two counties, two regimes
The single most consequential geographic fact for owners here is that the rules change at the county line. San Francisco has its own rent ordinance, its own rent board, and a compliance calendar with real deadlines. Most San Mateo County cities rely on statewide rules instead.
The exception is East Palo Alto, which maintains its own rent stabilization program — the only city in San Mateo County that does.

Millbrae sits almost exactly between San Francisco and Palo Alto, which is why the office is there. Most properties we manage are within a thirty-minute drive.

North County

Daly City
Daly City sits immediately over the San Francisco county line, which makes it the clearest illustration of how much the rules change in a single block.
Brisbane
Brisbane is small, hilly and unusual: a town of roughly four thousand people wedged between San Bruno Mountain and the bay, minutes from San Francisco and almost nothing like it.
South San Francisco
South San Francisco's rental demand is driven by an industry: the biotech cluster at Oyster Point and East Grand employs tens of thousands of people who need to live nearby.
San Bruno
San Bruno is a working transit town: BART, Caltrain and the airport all within a few minutes, which shapes both who rents here and what they will pay for.
Millbrae
Our office is on Broadway in Millbrae. This is the market we walk through, and the one where a same-day site visit is a fifteen-minute matter.
Burlingame
Burlingame has the oldest and most architecturally distinctive rental stock in northern San Mateo County, and buildings of that vintage reward owners who plan and punish owners who defer.
Hillsborough
Hillsborough is entirely residential, entirely single-family by design, and the rentals here are estates rather than units. The management problem is different in kind.
Mid-Peninsula
San Mateo through Redwood City, including Foster City and the Belmont and San Carlos hills. The deepest and most varied rental stock on the Peninsula.
San Mateo
San Mateo is the county's largest city and has the deepest and most varied rental stock on the Peninsula — which makes it the market where pricing precision pays off most.
Foster City
Foster City is a planned community built on engineered fill, organized around a lagoon system, and governed by more homeowner associations than any comparable Peninsula city.
Belmont
Belmont climbs from El Camino Real into wooded hills, and that grade is the defining practical fact for anyone maintaining property here.
San Carlos
San Carlos has strong schools, a walkable downtown and a rental market where well-presented family housing leases quickly and tired housing does not.
Redwood City
Redwood City has changed faster than any other San Mateo County city in the last decade, and its rental stock spans everything from 1920s bungalows to new downtown towers.
South Peninsula
Woodside and Portola Valley through Menlo Park and Palo Alto — estate properties, distinct submarkets and East Palo Alto’s own rent stabilization program.
Woodside
Woodside is rural by design: large parcels, private roads, wells and septic systems, horses. Managing property here has more in common with running a small estate than leasing an apartment.
Portola Valley
Portola Valley sits in the hills between Woodside and Los Altos, with strict design controls, significant geologic constraints and some of the region's most attentively planned rural development.
Atherton
Atherton is entirely residential, zoned to large minimum parcels, and the rental market is small, private and conducted with discretion.
Menlo Park
Menlo Park contains several genuinely different housing markets inside one city boundary, and pricing or managing them the same way is the most common local mistake.
East Palo Alto
East Palo Alto is the one San Mateo County city with its own rent stabilization program, which makes it the Peninsula city where getting the compliance right matters most.
Palo Alto
Palo Alto marks the southern edge of our service area, and it has a rental market shaped by two institutions: the university and the employers around it.
Coastside
Pacifica and Half Moon Bay, where salt air is a maintenance line item and coastal permitting is a real constraint.
Pacifica
Pacifica is a coastal city strung along six miles of shoreline, and salt air is a maintenance line item here, not a detail.
Half Moon Bay
Half Moon Bay and the surrounding Coastside communities are a genuinely separate market — separated from the rest of the county by a mountain range and by a different set of rules.
