Owner services
Full-Service Property Management in San Francisco & the Peninsula
One team handles the leasing, the rent, the vendors, the inspections and the paperwork — and one person you can call knows your building.
What this covers
In detail
Rental valuation and pricing strategy
We price from comparable units that actually leased nearby, not from a national algorithm that has never seen your block. You get the number, the comparables behind it, and our reasoning — including what we would change to reach a higher one.
Marketing, showings and tenant placement
Photography, listing syndication, inquiry handling and showings, run so a vacancy closes quickly without dropping the rent to do it.
Legally compliant screening and lease execution
Consistent written criteria applied to every applicant, documented the same way each time, with lease documents prepared and executed for your property and jurisdiction.
Rent collection and owner reporting
Online payment for residents, follow-up when rent is late, and monthly statements you can hand to your accountant without reformatting.
Maintenance and vendor coordination
Requests triaged the day they arrive, licensed and insured vendors dispatched, and work approved against limits you set — plus after-hours coverage for genuine emergencies.
Inspections and property oversight
Move-in and move-out documentation with photographs, and periodic interior and exterior inspections so small problems are found while they are still small.
Renewals, turnovers and deposits
Renewal conversations started well before expiry, turnovers scheduled to minimize vacant days, and security deposits administered on California timelines.
Regulatory and compliance support
Administrative support for the rules that apply to your property — notice requirements, registration and filing deadlines, habitability standards — coordinating with your attorney when a matter calls for one.
Questions
Common questions about full-service property management
What does full-service management actually include?
Everything between finding a resident and paying you: marketing, showings, screening, lease execution, rent collection, maintenance coordination, inspections, renewals, turnovers, deposit administration and monthly reporting. You approve the spending limits and the leasing criteria; we run the day-to-day inside them.
Will I have one point of contact?
Yes. You work with a manager who knows your building, not a queue. That is the practical difference between a local firm managing roughly 200 units and a regional company managing thousands.
How involved can I be?
As involved as you want. Some owners set an approval threshold and read the monthly statement. Others want a call before any vendor is dispatched. We set that at onboarding and change it whenever you ask.
Do you manage commercial property?
No. We manage residential rental property only — apartment buildings, small multifamily, single-family homes, condominiums and townhomes.
Free Rental Analysis
Find out what your property should rent for
A rental analysis gives you a supported rent range for your specific property, the comparable leases behind it, and a straight assessment of what would move that number. No obligation, and no pressure to sign anything.
Schedule a Consultation
Let’s talk about your property
A short conversation is usually enough to tell whether we’re the right fit. We’ll ask about the property, what’s working and what isn’t, and tell you honestly what we would do differently.
