Single intake channel
Residents submit requests through the portal, so nothing lives only in someone’s text messages. Every request is logged, tracked and closed out.
Triage before dispatch
We assess urgency and cause first. Some requests need a vendor today, some need a vendor next week, and some need a conversation with the resident.
Licensed, insured vendors
Work goes to vendors we have used and can hold accountable, with current license and insurance on file — not to whoever answers first.
Approval limits you set
You set a dollar threshold. Below it we act; above it we call. Genuine emergencies affecting safety or the building are handled first and reported immediately.
After-hours emergency coverage
A path for genuine emergencies outside business hours — flooding, no heat, gas odor, loss of building security.
Habitability response
Conditions affecting habitability are prioritized. California law is strict here, and the exposure from a slow response is far larger than the repair.

How quickly are requests handled?
Emergencies affecting safety or habitability are handled first, around the clock. Routine requests are triaged on business days and scheduled with the resident. We do not publish a guaranteed response time we cannot hold to on every property.
Can I use my own vendors?
Yes, if they carry current license and insurance and are responsive to scheduling. Many owners keep a preferred plumber or electrician and let us handle everything else.
Do you mark up maintenance costs?
Our maintenance coordination policy is set out in the management agreement and on the pricing page. Ask during your consultation and you will get a direct answer.
