In detail

Move-in condition report

Room-by-room, dated and photographed, signed by the resident. This is the document that settles deposit questions years later.

Periodic interior inspections

Scheduled interior checks with proper written notice, looking for unreported leaks, unauthorized occupants or alterations, and deferred wear.

Exterior and common-area checks

Roof drainage, gutters, walkways, lighting, stairs and railings, laundry rooms and shared systems — the items that generate both repair bills and liability.

Move-out inspection and pre-move-out notice

The initial inspection California requires on request before move-out, giving the resident a chance to fix what they can, and a documented final walkthrough.

Written reports with photographs

Every inspection produces a report in your portal. Over time it becomes a maintenance history for the building.

Common questions about inspections & property oversight

How often are interior inspections done?

Frequency is set in your management agreement and depends on the property. Annual or semi-annual is typical for a stable building; a property with a history of issues warrants more.

Can you enter a unit without the resident present?

California requires written notice — generally 24 hours — and entry only for permitted purposes at reasonable times. We follow the notice requirements every time, without exception.

Do inspections replace a professional building inspection?

No. Our inspections are management inspections, not licensed building, pest or structural inspections. When something looks structural, we tell you to bring in a licensed specialist.
